Every villa is let complete — you are not sharing it with another booking. The rooms are air-conditioned, each bedroom has its own attached bathroom with a geyser, and beds are made up with fresh linen, towels and pillows before you arrive.
Four or five king-size beds plus sofa-cum-beds, so a large family splits comfortably instead of queueing for one washroom.
Sofas and an internal staircase in the villas, so the group has somewhere to sit together late without disturbing anyone.
Meals happen at a proper table with chairs, in your own space, at whatever hour your darshan slot leaves free.
A walled compound shaded by mango and banana trees, with a veranda daybed — the part of the property groups end up using most.
Cars and tempo travellers park inside the property, not on the street.
Someone is there through the night for gate access, hot water, an extra blanket or a cab at 3 am.
The kitchen is the reason most groups book here twice. It comes with a gas stove, pressure cooker, kettle, pans, a refrigerator, a water filter, a microwave, and enough plates, glasses, spoons and serving bowls to put a meal on the table for the whole house.
For a pilgrim group that means early coffee before a 4 am departure, satvik food cooked the way your elders eat it, and no hunting for a restaurant that is open when you come back down from Tirumala. Groups travelling with young children or elderly parents tend to bring their own provisions and cook one hot meal a day here rather than eating out three times.
If you would rather not cook at all, supermarkets and restaurants are within walking distance, and food can be brought in.
Getting a group of twelve up the hill and back is the hard part of a Tirupati trip. The homestay books cabs in-house, so you are arranging transport with the same people who handed you the keys instead of negotiating on the street at dawn.

The complete 3 BHK villa takes 8 to 11 guests and the complete 4 BHK villa takes 10 to 14. Both are let as whole units, so the villa is yours alone for the length of the stay.
Yes. Taken together the whole property accommodates 25–30 guests, so a group too big for one villa can take the house. It depends entirely on your dates — Tirupati fills up around festivals and long weekends — so call or WhatsApp +91 96767 07066 with your dates and headcount and you will get a straight answer on what is free.
Yes. Kitchen access comes with the villa — gas stove, cooker, pans, refrigerator, water filter, microwave, and crockery and serving bowls for the group. Many groups cook one hot meal a day here and eat out the rest.
Check-in and check-out run 24 hours, subject to availability. Tell the property your darshan slot when you book so the room is ready when you arrive rather than at a fixed afternoon hour.
